What you can see
Dark specks on supply grilles that return after wiping. A musty smell in the first minutes of cooling. Stained gypsum under an FCU. These are moisture signs. Mould needs wet lining or a wet pan, not only dust.
Coastal vs inland
Marina, Majaz, Al Raha and Fujairah city see more biological growth because coils stay wet. Al Ain and desert-edge villas see more dry dust that people still call mould. A camera settles arguments.
Do not
Do not pour bleach into a vent. Do not fog a bedroom with random chemicals and put children back in. Mechanical clean, dry the water path, then treat remaining staining. Mould removal and duct cleaning are the paths.
