Causes
- Blocked drain line full of algae and sludge — the most common cause in coastal apartments.
- Drain pipe with no fall, or crushed in the gypsum.
- Cracked or overflowing indoor pan.
- Cassette condensate pump failed.
- Ice on a dirty coil that later melts in a rush.
- Disconnected drain above the ceiling after a previous ‘repair’.
What you can safely check
- Switch the unit off at the indoor isolator if water is running near electrics.
- Check the remote is in Cool, not a mode you do not understand, and that the filter is not a solid felt pad — a blocked filter can ice the coil.
- If you can see a drain outlet on the outdoor side, look whether anything is coming out when the unit is on.
- Do not pour chemicals or vinegar blindly into a wall hole you cannot see.
- Do not keep running a dripping cassette over a shop floor.
When to get a technician
Water is staining a ceiling, dripping onto electrics, or returns after you dried the pan. Also call if the downstairs neighbour is involved — that is a speed job, not a weekend experiment.
In Dubai Marina and Al Reem, humidity means a healthy unit produces a lot of water. A drain that ‘sort of works’ in January fails in July. In inland villas the same symptom can be a roof FCU pan with a dried sludge dam. The repair is drain cleaning when the pipe is blocked, and leak repair when the hardware is broken. Can I tape the drip into a bucket?
As a night-time holding pattern, yes, if it is safe. It is not a repair. The pan will still overflow into the wall.
Will a clean stop it forever?
If the cause was sludge, usually for a long time. If the pipe has no fall, it will come back until the pipe is re-laid.
