What duct cleaning actually is
Ducted UAE apartments and villas hide a fan coil above a bulkhead and a network of metal or flex that feeds the ceiling slots. Dust, gypsum from fit-outs, and damp film from overflowed pans collect in that run. This job is mechanical: open what the building already allows, brush toward a vacuum, clean the FCU that feeds the ducts, then put the grilles back square.
It is not perfume in a vent, and it is not a wall-split coil wash. Bedroom wall heads are a separate indoor clean.

Access is the whole job
We work through outlets, returns and existing hatches. If a fit-out sealed every lid, we stop before anyone cuts gypsum. Crushed flex behind a wardrobe will still starve that room after a perfect brush; a camera clip can show the pinch, it cannot round the duct again.
Price follows property size because a studio loop is not a 5-bed roof with a maid’s-room FCU. Count supply slots and FCU boxes when you WhatsApp.
After the visit
Wash washable filters every few weeks in shamal season. If painters are still in the next flat, wait — fresh gypsum refills the first metre of flex. We can send coil and hatch photos when a landlord needs a file.
